30 Year Fixed Rate Mortgages Still Historically Low

Even though we have seen 30 year fixed rate mortgages climb a little higher each quarter in 2018, the rates are still at historic lows when you look at rates over the last 46 years.   Even at a 5% 30 year fixed rate mortgage, this still gives buyers more buying power than the 36 year period from 1972 to 2008.  Thanks to Brett Evertz from Opportunity Bank for this chart.

Airport Sets June Boarding Record

The Bozeman Yellowstone International Airport set another record for the total number of passengers flying in and out of the airport for the month of June.  Nearly 135,000 passengers flew in or out of Bozeman last month.  This is about a 12% increase from June of 2017 and the most the airport has ever seen in June.  Airport Director Brian Sprenger says that the success and growth of the airport helps the growth and economy of southwest Montana.  The airport expects another record breaking month ... read more

Belgrade Absorption Rate March 30th

Whether you are buying or selling, it's good to know the Absorption Rate.  This is our month's supply of homes for sale.  A balanced market is a 6 month supply of homes.  Enough for buyers to find what they are looking for yet sellers can still get a fair price for their home.  We have had a shortage of inventory for the last 3 years.  The Absorption Rate for Belgrade single family homes is 2.6 months and condo & townhomes is 1.3 months.  This tilts the market in favor of the selle... read more

Belgrade Home Price Climb Over 5 Years

Belgrade One Of Montana's Safest Cities

Belgrade was ranked as one of the 10 safest cities in Montana in a new report from SafeWise.  SafeWise reviewed the 2016 FBI crime statistics and population data.  The evaluation is based on the number of reported violent crimes (assault, murder, rape and robbery) and the number of property crimes reported (burglary, arson, larceny-theft and motor vehicle theft) per 1,000 people.  Belgrade came in at #10 on the list.  The safest city according to the report was Dillon, MT.
